About Novi Kvadrat

Novi Kvadrat is a catalogue of new-build housing in Serbia. We collect what is being built, where, by whom and at what price, and publish it in one place.

Operated by Novi Kvadrat Group DOO in Belgrade. Search is free for buyers; developers and agencies pay to list.

How we count these

A project counts as active when it is published and not withdrawn. A unit counts as available when its owner has marked it so. Developer, city and municipality figures are distinct counts over those active projects — never a stored total, because stored totals go stale when a project is withdrawn.

What this is, and who it is for

If you are looking for a home, everything here is free to browse and search: projects, floor plans, unit-level prices where the developer publishes them, and official market statistics for the area around each one.

If you build or sell homes, this is a place to publish your projects to people who are specifically looking for new construction, with your company details and registry number attached.

Where our data comes from

Every figure on this site arrives by one of the routes below. We separate what we were told from what we verified and what we computed.

  • Developers and agencies

    Partner-supplied
    What it powers
Projects, buildings, units, prices, photos, floor plans
    How it reaches us
Entered directly by the company that owns the listing, through their portal account

    How it reaches us
Supplied by the company, shown verbatim so you can check it against the public register

    What it powers
Projects we found before their developer had an account here
    How it reaches us
Staged as candidates, matched against existing projects, then approved or rejected by a person — never published automatically

How we check what gets published

Five rules, each one a mechanism in the product rather than a promise.

  1. Nothing is public until it is approved

A listing is only visible when it is published, has passed moderation, and has not been withdrawn. All three conditions are enforced in the query, not in the interface — so a listing cannot become visible by accident.

  2. Companies are identified, not just badged

Developer profiles carry the company registration and tax number as given. We show them verbatim so you can check them against the public register instead of trusting a checkmark we issued ourselves.

  3. Imported projects are reviewed by a person

Projects we find in public sources are staged as candidates, matched against what we already have to avoid duplicates, and shown side by side to a reviewer. Nothing is published automatically.

  4. Status changes are logged, not overwritten

When a unit moves from available to reserved or sold, the change is recorded with its timestamp. That history is what our sales figures are computed from, so a number can always be traced back to the events behind it.

  5. Market statistics stay separate from our own data

Official statistics are stored apart from platform data and always attributed to the body that published them. We never mix an official figure with one we calculated, and we never present ours as official.

What we do not do

  • We do not independently verify every figure a developer enters. Prices, areas and completion dates are theirs; the registry number is what lets you check who is making the claim.
  • Total unit counts are what a project advertises, not an audited inventory.
  • We are not a party to any transaction, we do not hold deposits, and we take no commission on a sale.
  • Prices can be out of date. A listing shows when it was last updated so you can judge it.
  • Resale and rental marketplaces are not open yet. Everything here today is new construction.

How it works

If you are looking for a home

  1. Search by city, municipality, price, size or completion date — no account needed.
  2. Compare projects and individual units, with area statistics next to each one.
  3. Contact the developer directly. Your message goes to them, and we stay out of the negotiation.

If you build or sell homes

  1. Create a company account and add your projects, buildings and units.
  2. Publish once approved; enquiries arrive in your inbox with the listing attached.
  3. See how each listing performs — views, saves and enquiries, per listing.

Buyers pay nothing. Developers and agencies pay for a listing plan. A paid plan buys reach, never ranking position — search order is computed from price, size, freshness and how complete a listing is.
