Early Loan Repayment: A Guide to Savings, Penalties, and Bank Procedures

Whether you have come into extra cash through savings, an annual bonus, an asset sale, or an inheritance, an early loan repayment is one of the most effective ways to lower your monthly obligations and achieve significant financial savings. When analyzing general market accessibility and topics like buying an apartment in Serbia, reducing your debt to the bank is a crucial step toward stabilizing your household budget.

However, before you make a payment to the bank, it is important to understand how interest calculations work, what Serbian law says about penalties, and which option is most cost-effective for your budget.

According to the Law on Protection of Financial Service Consumers, loan users in Serbia have clearly defined rights regarding an early loan payoff (whether for cash loans or housing loans for non-residents and residents alike).

1. Payoff Up to 1,000,000 RSD Without Any Fees

Within a single calendar year, you have the right to pay off up to 1,000,000 RSD of principal early, completely free of charge—without any bank fee or commission.

Practical Tip: If you have 1,500,000 RSD to pay off, you can pay 1,000,000 RSD in December and the remaining 500,000 RSD in January of the following year. This way, you completely avoid paying bank commissions!

2. Fees for Amounts Over 1,000,000 RSD

If you pay off an amount greater than one million dinars in a single calendar year, the bank has the right to charge a fee, but it is legally capped:

  • Maximum 1% of the amount being paid off early—if the remaining loan payoff period is longer than one year.

  • Maximum 0.5% of the amount—if there is less than one year remaining until full payoff.

Important: The fee cannot be greater than the total amount of interest you would have paid to the bank during that remaining period.

Partial vs. Full Early Loan Payoff

Depending on the amount of cash you have available, you can choose between two options:

  1. Partial Early Payoff: You pay a certain sum of money that directly reduces the remaining principal debt. After the payment, the bank prepares a new amortization schedule for free.

  2. Full Early Payoff: You pay off the entire remaining debt, which completely closes the loan agreement and ends all further obligations to the bank.

Reducing the Monthly Installment vs. Shortening the Loan Term

During a partial early payoff, the bank will offer you a choice between two options. Both options reduce total interest, but in different ways:

Option

Who Is It For?

Financial Effect

Reducing Monthly Installment

People who want to ease their monthly budget and reduce the pressure of regular expenses.

The original loan term stays the same, but the monthly obligation is lower. Interest savings are moderate.

Shortening Loan Term

People who have stable income and want to get out of debt as quickly as possible.

The monthly installment remains the same (or similar), but the loan closes significantly earlier. This yields the maximum interest savings!

Sample Savings Calculation (Example on an €80,000 Mortgage)

To understand the real mathematical impact, let us look at an example of a housing loan taken to purchase apartments for sale or build a property:

  • Original Loan: €80,000 for 25 years (300 months) at a 5% interest rate.

  • Monthly Installment: ~€468.

  • Early Payment Scenario: At the start of Year 5 (after paying 48 installments), you pay €10,000 as a partial early payoff.

Basic Loan Parameters Before Payment

Parameter

Amount

Remaining Principal Before Payment

~ €72,800

Current Monthly Installment

~ €468

One-time Early Payment

€10,000

Comparison of Options After Paying €10,000

Metric

Option A: Reduce Monthly Installment

Option B: Shorten Loan Term

New Loan Term

Remains 21 years (252 months)

Shortened by approx. 4 years

New Monthly Installment

~ €404 (saves €64/month)

~ €468 (remains unchanged)

Total Interest Savings

~ €6,200

~ €14,500

As shown in the table, choosing the shorten loan term option delivers more than double the total interest savings compared to reducing the monthly installment.

When Is an Early Payoff Most Worthwhile?

Most loans in Serbia are paid off using the annuity model (equal monthly installments). In this model:

  • In the First Third of the Loan Term: The largest portion of your monthly installment goes toward paying off interest, while a smaller portion reduces principal. Therefore, an early payoff in the early years of a loan is the most profitable, as you directly cut down the principal that would accrue interest for years. When analyzing salary and apartment prices, early debt relief significantly improves buyer purchasing power.

  • In the Last Third of the Loan Term: Most of the interest has already been paid to the bank. Although your payments still reduce debt, the financial interest savings are significantly lower than at the beginning.

If you are considering taking out a new loan for projects like a new build or are evaluating options in our guide on buying or building a house in 2026, always factor partial early payments into your long-term financial plan in advance. Additionally, when purchasing a first home from a developer, don't forget that our VAT refund guide can help secure an extra cash inflow that you can use specifically for an early loan payoff.

Step-by-Step Procedure at the Bank

  1. Request Statement of Remaining Debt: Request an official statement from the bank showing your remaining principal on a specific date.

  2. Submit a Written Request: Submit a formal request for early payoff at the branch or via online banking, usually 3 to 5 days before your regular installment due date.

  3. Provide Funds: Ensure the money is available in the designated account from which the bank executes the debit.

  4. Collect Documentation:

    • For Partial Payoff: Collect your new annuity payment schedule.

    • For Full Payoff: Request a loan closure certificate and mortgage release deed (brisovnica, if the loan was secured by a mortgage).

Conclusion

An early loan payoff makes smart use of surplus funds, reduces overall interest expenses, and provides an invaluable feeling of financial freedom. If you are planning this step, always calculate the mathematical impact first and ensure you retain a sufficient cash buffer for unexpected life expenses.
